We are justly proud of our achievements to date. We recognise it is through these achievements that prospective clients of the future will measure our ability and consider whether Preim is a suitable partner for them. With this in mind, we have provided snapshots of some of our community projects to date, providing an insight into our services and the levels to which we work.
Our successful development of green spaces, our achievements with sustainable community engagement, our ability to deliver a resident company model, alongside our pioneering work with garden villages and the creation of a positive legacy for developers, allows us to confidently place ourselves as a leader among the top UK managing agents.
Preim continuously strives to develop long-term relationships with great clients.
One such example is Annington Homes, with whom we have partnered since the early 2000’s. This is a relationship that continues to develop and grow as we evolve our management services into an enduring and proactive contribution to the Annington communities.
Annington Homes is the UK’s largest private landlord and market leader in the sale of second-hand homes. It bought the MoD’s former Married Quarters, an estate of approximately 57,000 houses, in 1996, and leases back the properties to the MoD. When the MoD no longer needs the properties, they are returned to Annington for sale, rental or redevelopment.
Many of these released estates have private infrastructure such as roads, sewers, utilities and areas of open space. Annington created a residents’ company for each estate, to facilitate the communal ownership of this private infrastructure by the residents.
It was important to manage these assets in a way that would provide reassurance to existing residents and future purchasers and, at the same time, create communities where people would choose to live – and that’s where Preim has been able to work with Annington as managing agent, providing customer-driven support services and infrastructure expertise.

Whether we work with a Community Interest Company to empower residents, or support new neighbourhoods with the recruitment of a dedicated community mobiliser – Preim has been integral to fostering community engagement across a wide range of different developments.
Preim is fortunate to work with developers that are much more than simply house builders. Instead, those we work with have a vision for creating communities that stimulate growth, engagement and a sense of pride – and that is fundamental to future housing development in the UK.
We support developers as they strive to create community spirit that stands the test of time. That can stretch from supporting with the organisation of new events, providing guidance for newly formed community management companies or maintaining the shared amenities that so often are critical to fostering community spirit.
We work closely with many newly created steering committees too, formed of residents who are keen to shape the future of their community. The steering committees, with our support and guidance, become the directors of the residents’ management company or community interest company in the years to come – as amenities are transferred from the developer’s ownership to the community’s.

We work with housebuilder Crest Nicholson to realise their garden village vision – as a result we are currently involved in four of their developments comprising of approximately 7,000 new homes. These developments adopt the garden village ethos, using either a Community Interest Company (CIC) model or Residents Management Company structure.
The idea of the garden village is a holistically planned new community where the design, landscaping, green space and public realm are vital elements of the whole development.
At its heart are well-maintained, high-quality open spaces and a strong community spirit.
The ethos of the garden village model is totally in tune with Preim’s concept of managing property, estates and community assets, bringing communities together and creating places where people want to live, work and visit.

The Garden Village Concept has seen a resurgence in recent years.
In 2016 the Homes and Communities Agency (now Homes England) released a prospectus looking at the value locally-led garden villages could bring during a national housing shortage. The prospectus also looked at how these new communities could be sustainable and not a burden on neighbouring areas.
At the same time, developers across the UK looked to the garden village model as a way to create appealing developments with a strong sense of community – helping to create a legacy for those developers for generations to come.
Preim has been at the forefront of working with many of the country’s leading developers as they adopt the true Garden Village model. An empowered community, well-kept green spaces and maintained amenities are all key to fulfilling their garden village vision – we help developers to deliver on these crucial elements from the very beginning of their new development through to when building work has been completed and beyond.

Placekeeping is a long-term management strategy for public spaces and communal amenities. Many developers invest heavily in placemaking: creating aspirational living environments that promote healthy, social and successful communities. Integral to the success of this placemaking is the maintenance of the amenities – making sure they continue to be enjoyed by the community now and for generations to come.
Placekeeping extends from maintaining the quality of green spaces and nurturing the local habitat for wildlife to equipping and maintaining spaces with good quality facilities from the small details such as suitable bins to larger items such as play and sports areas.
Preim works with developers across the UK to provide an exceptional placekeeping service; helping them to ensure their developments leave them with a legacy to be proud of.

Placemaking is a multi-pronged approach to the planning, urban design and management of public spaces. It maximises a local community’s assets, inspiration, and potential, with the intention of creating public spaces that promote people’s health, happiness, and well being. Placemaking is, in essence, transforming places to live.
Placemaking is high on the agenda for many of the UK’s leading developers, as they look to create aspirational living environments and not just bricks and mortar. As a result, Preim’s expertise has come into play with estate management services and our extensive experience in supporting the placemaking for new communities.

Regeneration can mean many different things in many different contexts. When it comes to communities, and with regards to our work with leading UK developers, the term refers to the improvement of key amenities or to a development that has changed use. For example, a development that is a combination of old and new developments, perhaps former MOD properties alongside a new housing estate.

Sustainable urban development is not a new concept, in fact the Brundtland report of 1987 summarised it as:
“Development that meets the needs of the present without compromising the ability of future generations to meet their own needs.”
Yet in recent years the concept has seen increasing importance – sustainable urban developments equate to communities that have the infrastructure they require to grow in coming years, whilst also providing the green space and amenities residents need to live a healthy and sustainable lifestyle.
The principles of sustainable urban development have also been pulled through to the concept of sustainable urban extensions – developments that sustainably extend upon an existing town, whilst providing all the required amenities for the new population.

The Larkfleet Group is an award-winning housebuilding and development company based in Lincolnshire. In its role as master developer, the Larkfleet Group works alongside other housebuilders to create new communities with key infrastructure.
We value our long-term partnerships with clients, with the Larkfleet Group being a great example having worked together since Preim was established in 2011. In time, we will be managing over 40 Larkfleet Homes developments that will have adopted the Residents Management Company model, ranging in size from just a few homes to Oakham Heights, which will have over 1,000.

Urban & Civic is a strategic master developer, with several ground-breaking new communities growing across the UK. Their strategic sites focus on providing the required communal infrastructure – from education, to employment, to travel routes – at the very beginning of a development, whilst often also regenerating brownfield sites.
The communities that Urban & Civic create have been strategically planned throughout every detail, and that includes the green spaces and communal areas – from playgrounds to allotments.
