Preim's journey began as an estate management company in 2011. In those early days, as a team of infrastructure experts, we supported Annington Homes in developing and implementing their residents' company model. That model was - and is - based upon transparency, good governance and stewardship: that residents own their community amenities (such as green spaces, trees, play areas, surface water drainage systems, roads and footways) through their shareholding in the residents' company. The maintenance of those amenities is funded through a service charge (sometimes called an estate charge).
Over time, the residents' company model has evolved – as indeed have we, and the estate management services we deliver. Today we work with national housebuilders and have strong relationships with specialist placemakers such as Crest Nicholson, Urban&Civic, St Modwen and Allison Homes.
We continue to grow by working closely with our developer clients and residents alike, helping to make communities where people love to live, work and visit.

There's a lot involved in taking care of places and communities. Our expertise in infrastructure, estate maintenance and management, and dedication to excellent customer service, means we're perfectly placed to take care of communities - providing a service developers, RMCs and residents alike can rely on.
Ensuring good governance of your RMC is vital - and it involves a broad spectrum of responsibilities including: carrying out Company Secretary duties, general administrative functions, arranging and managing all required insurances, and staying abreast of legislation to ensure your RMC is compliant.
Our experts work to ensure financial stability for your RMC. We secure good cash flow and value for money, whilst always being transparent.
We work with directors of your RMC to create an estimated budget for maintaining your communal amenities and prepare annual accounts. We process and pay contractor invoices and collect service charge payments. These payments are deposited into a dedicated, interest-earning bank account for your estate, and we’ll administer these accounts in compliance with industry standards and guidance.
A Preim Customer Account Manager will take ownership of our role at your development. Alongside them, you’ll also benefit from our extensive company-wide expertise and experience.
We arrange and attend residents’ annual meetings, and have an online portal where you can access useful information. We also have a 24/7, 365 days a year helpline for residents. We handle queries about your estate management, seeing those queries through to completion, providing updates where required.
Our unique expertise also makes us well-placed to work closely with other stakeholders your community. For instance, where appropriate we can support with third party leases and arrangements, looking after the RMCs interests. Recent examples relate to an oil pipeline, a Wildlife Trust linked to a nature park and non-adoptable (e.g. not to be adopted by the local authority) land drainage developer proposals.
From the very beginning we can work with estates to ensure a positive handover of communal amenities from the developer to the RMC. From there on we arrange maintenance of the amenities, finding and vetting high-quality contractors to provide the required services. We’ll issue instructions and oversee the works, and visit your estate to ensure everything is to the high standard we expect. To ensure your communal amenities are safe, accessible and compliant, we organise mandatory surveys, such as fire risk assessments, tree surveys and play area surveys.
Your estate may have more bespoke requirements which we can support with too - such as managing allotment allocations and ongoing administration, or supporting operational management strategies for community buildings, such as pavilions and halls.
We’re in a unique position to help residents feel at home in their community, engaging with the amenities around them and connecting with the place they call ‘home’. And we’re experienced in helping to make this happen.
Every community is different, but we may issue a newsletter, to keep residents up-to-date with news, or support with a community website or app. Some developments may have a Preim Community Mobiliser who helps to organise events, and engage residents and other local groups.
We will undertake detailed defect identification (snagging) on areas which are being handed over from the developer to the management company and will work with the developer to ensure resolution on behalf of residents.
We can also undertake feasibility/design/budgetary/operational works as required, including inputting, commenting and revising on third party leases, to look after the management company interests.
