Managing hidden estate infrastructure

At one of the developments we manage in Warwickshire, a burst water main recently highlighted just how important our expertise in managing utilities infrastructure is.

At the estate in question, the Residents Management Company is responsible for the estate’s potable water network, and a split pipe had caused a significant leak underground.

As the split was at the bottom of the pipe, the issue was not immediately visible at surface level and went undetected until the water company alerted us to an unusually high volume of water being lost.

Once the issue was identified though, we moved quickly to investigate and resolve it. We instructed Aqua Civil Solutions, one of our trusted contractors, to attend site with specialist leak detection equipment. Their team located the leak, excavated the affected area, exposed the damaged section of pipe and fitted a repair clamp to stop the water loss.

Once the repair was complete, the area was backfilled and resurfaced, returning the affected part of the estate to normal use.

As Phil Brown, Estate Manager, explains:

“Issues like this are a good reminder that some of the most important yet complex estate infrastructure is completely hidden. Once we know there is a problem, the priority is always to locate it quickly, get the right contractor on site and make sure the repair is completed efficiently and to a high standard.”

For residents, the repair helped prevent ongoing water loss, further disruption and potential damage to surrounding infrastructure.

This type of challenge is a good reminder too, that the most effective estate management often happens behind the scenes - identifying issues, coordinating specialist contractors and resolving complex infrastructure problems safely and efficiently.
